1. Not understanding closing costs

What Are Closing Costs?

They’re the fees and expenses required to finalize the purchase of your home — usually 2–5% of the purchase price.

On a $300,000 home, closing costs might range from $6,000 to $15,000.

Common Closing Cost Items:

Loan Origination Fee Charged by the lender to process your loan

Appraisal Fee Verifies the home’s market value

Home Inspection Optional but highly recommended

Title Search & Title Insurance Protects you against past ownership issues

Recording Fees Paid to the county to record the sale

Prepaid Property Taxes May need to pay the first few months upfront

Homeowners Insurance Usually paid for the first year at closing

Escrow Fees Covers third-party handling of money/documents

Attorney Fees (if applicable) Required in some states or deals

How to Avoid This Mistake:

  • Talk to your lender early — ask for a Loan Estimate that includes estimated closing costs.
  • Budget beyond your down payment — plan for that extra 2–5%.
  • Ask your agent about closing cost assistance — in some markets, you can negotiate for the seller to cover some of these.
  • Review your Closing Disclosure carefully before signing anything.

2: Letting emotions lead the offer

Why It’s a Problem:

  • Buying a home is emotional—but when feelings override logic, buyers can:
  • Overpay for a house just because it “feels right”
  • Ignore red flags (like bad inspections or location issues)
  • Blow past budget for bells & whistles they don’t actually need
  • Regret the purchase once the excitement fades

  • Love at First Sight-Skipping inspection or waiving contingencies
  • Fear of Missing Out-Rushing into a deal to "win" in a bidding war
  • Pressure from Others-Basing choices on opinions instead of goals
  • Dream Home Illusion-Overlooking what really fits your lifestyle & budget

How to Stay Grounded:

  • Know your must-haves vs. nice-to-haves
  • Create a list and stick to it when emotions run high.

**Trust your Realtor (aka your logic filter) A good agent will help you pause andassess the facts—not just the feels.

  • Revisit your numbers often-Your dream home isn’t dreamy if it destroys your budget.
  • Sleep on big decisions-Don’t rush just to “win” the house. What’s meant to be won’t pass you by.

3. Picking the wrong lender (yes, it matters!)

 

Why It’s a Big Deal: Not all lenders are created equal. Choosing the wrong one can lead to:

  • Delays in closing (or missing deadlines entirely)
  • Higher interest rates or hidden fees
  • Loan denial mid-process due to poor underwriting
  • Stress, poor communication, and last-minute surprises

  • Going with whoever offers the "lowest rate" Might be packed with hidden fees or unrealistic terms
  • Applying last-minute Hurts negotiating power and delays your timeline
  • Using a random online lender Zero personal support or local expertise
  • Not comparing lenders You miss out on better options tailored to you

  • Get Pre-Approved Early -It shows sellers you're serious and gives you real buying power.
  • Compare Lenders (Not Just Rates)

          Ask about:

  • Interest rate
  • Closing costs
  • Loan processing time
  • Communication style
